So, you are looking to get a loan, and you want to calculate mortgage rates. Okay, there are a number of steps involved - let us get to them.
The first factors you will need to know are the amount of money you are looking to finance, the interest rate you expect to pay, and the term of the loan; that is, how long the mortgage is for. Typically, a mortgage is for twenty to thirty years, but the time does vary.
Next, look at the price of the home you are looking to purchase. From that figure, deduct the down payment you are going to make. Now you know how much you are going to want to finance.
Using a Mortgage Calculator
At this point, this is where a handy mortgage calculator comes into play. It will help you to calculate mortgage rates. So, you enter the amount you want to finance. Then, you put in the length of time you want the mortgage to run. The longer the term, the lower your payments generally are, but the more you end up paying.
Then comes the tricky part: the interest rate. For this, you will have to do some research. Just now, the Federal Reserve has lowered the interest rate they charge to banks.
It is hoped that the banks will (in turn) lower the rate they charge to borrowers as a means of slowing the nation’s slide into a recession. Only time will tell if they do. However, you can at least get a rough estimate as to what you can expect to pay on your mortgage.
Once you have gotten a couple of different interest rates from some sources, plug them into the mortgage calculator.
Several sources are: the real estate section of your local newspaper, or web sites such as bankrate.com. By entering these interest rates into the calculator, you can then calculate mortgage rates for different terms you are looking at.
